5 Working Day Move In Process Explained:
Day 1 - Call Now and Arrange to View a Property
Robin Park Letting Agents Wigan are committed to being available for our Clients. We aim to answer all our calls within 3 rings and, should we miss your call, because we are engaged on the telephone, we will return all messages in the same working day to almost guarantee that you can view your chosen property the following day if required.
Our out of office Strategy includes all Calls and Emails diverting to Smart Phones, so that we never miss your call.
We carry out viewings starting at 08:15am in the morning at 45 minute intervals throughout the day until 20:00pm, 7 days a week, subject to the landlords’ permission.
Day 2 - View the Property and Agree Terms and Conditions
When you experience viewing a property with Robin Park Letting Agents Wigan you will find that our staff are very knowledgeable about the local area and they will be able to answer any questions you may have. They will also provide you with our one page flyer which will explain the 5 Working Day Process to Move in a Property in more detail.
Here at Robin Park Letting Agents Wigan we will try our very best to negotiate any particular terms or conditions you need in your Tenancy Agreements. We have the flexibility to tailor Packages to secure the Quickest Possible Deals for you ranging from sorting out your pets to beating the banks interest rate if you decide to pay for 6 month's rent in advance.
Day 3 - Pay the £125 Admin Fee and Supply Documentation
We deliberately try not to take any money from Tenants until day 3 because the application fee is non-refundable and costs £125 + VAT and it is paid upon offer. Nobody likes handing over money but most Tenants are at ease with our fee because it is unique and you will not find a fairer system:
When you pay your administration fee
we do not Charge for Additional Applicants. £125 is the maximum Administration Fee you pay when you sign up to our Normal Package.
Major Credit Cards and Debit Cards are accepted to make payments Simple.
Payments can even be made at the property with our Mobile Card Payment Terminals.
Once the £125 Administration Fee is paid this secures the property for a maximum of 7 days until the credit checks and references are completed.
If you fail the Robin Park Letting Agents Wigan Checks we will refund 50% of your Admin Fee on Day 5 of the process.

If you are under 25 years of age or claiming housing benefit you will need a guarantor and this may also be the case if our own experienced assessment of the Tenant is found to be unsatisfactory.
Day 4 - Credit Check Completed and Move In Pack Prepared.
Once the Credit Check is approved we prepare our very own Bespoke Robin Park Letting Agents Wigan "Move In Pack" which is our property file and your property bible. Everyone we have ever compiled follows our standard Methodology and is indexed in exactly the same way. Through our Customer Quality Reviews we have modified this over the years, based on feedback from our Tenants and it is now more useful and user friendly than ever before.
Included in our pack is a properly constructed, unambiguous detailed Inventory with supporting photographs describing the exact condition of the property? This is an investment which helps protect the interests of both Landlord and Tenant
(This is Free and there are no hidden costs). It is checked at the start and the end of the tenancy
(Any damage will result in deductions from the Deposit).
Please read carefully the statement below which we have copied from The Association of Residential Letting Agents:
A tenant has an implied covenant to act in a "tenant-like manner". Broadly, this means to report disrepair promptly; to take reasonable steps to ensure that neither the tenant nor guests damage the property, its fixtures and fittings; to do the minor day to day things any home-occupier would normally do e.g. replace light bulbs, fit a new battery in a smoke or CO2 detector, tighten an odd screw which has come loose on a door handle etc.; to keep the property reasonably warm and aired to help prevent condensation or freezing of pipes; to leave the property secure when absent from it; to keep the garden and other areas reasonably tidy and free from rubbish.
Day 5 - Pay Deposit and 1st Month's Rent then Move In
Most Landlords with whom we deal at Robin Park Letting Agents Wigan use our normal package and ask for one month’s rent prior to occupation as a deposit.
The Deposit Protection Service (DPS) Hold all deposits, see
www.depositprotection.com. At the end of the tenancy the deposit will be forwarded to the Tenant once we have completed a satisfactory inspection of the property and accessed any damages or deductions due.
Deposits cannot be used as Rent as they are held by a third party.
Rent is due on the 1st of every month by standing order to the account details specified in the Robin Park Letting Agents Wigan, Moving In Pack. The first month’s rent is due is due before taking occupation of the property.
An Inspection will be carried out on all properties every three month's.
